| DESCRIPTION | This study-unit explores property valuation and real estate development, focusing on identifying and categorizing property types, as well as describing their physical qualities. The study-unit also includes methods for inspecting structures and doing measurement analyses to assess their size and attributes. The section also covers the evaluation of building finishes and services, examining how they impact property valuation. The study-unit also analyses how local plans and regulations affect property values and development opportunities, as well as the procedural requirements for getting permits and fulfilling legal obligations in property transfers. The analysis delves into sustainability elements, emphasizing their impact on property valuation and development. The study-unit delves into geographic, geological, and environmental factors, as well as site assessments. It explores the principles and consequences of property taxation in valuation procedures, providing insights into the theoretical basis and future directions of urban growth and cities. Study-Unit Aims: The study-unit's objectives are to familiarise students with the many forms of constructed estate, in descriptive format, to undertake real estate property valuations and the appropriate application in practice. Exploring the physical types of properties, their attributes and sustainability ratings, this unit will determine the benefits of real estate set in a real-world focus. This will steer towards the future of built-up cities and emerging trends for this field. Learning Outcomes: 1. Knowledge & Understanding: By the end of the study-unit the student will be able to: - Identify property types, physical attributes and descriptions in the context of case studies; - Evaluate how surveying buildings and measurement studies take place; - Identify the prerequisites that encompass building finishings and building services; - Discuss sustainability goals and assessment criteria; - Evaluate knowledge of local plans and policies; - Discuss how geography, geology, site and the environment impact valuations. 2. Skills: By the end of the study-unit the student will be able to: - Assess how real estate is closely monitored by investors and analysts due to the potential to offer valuable insights into the overall trajectory of the economy. - Analyse of the various categories of housing construction projects to provide insight about the trajectory of economic growth. - Analyse the built-up product to predict a future in real estate trends.
