DESCRIPTION This study-unit explores different means by which prospective valuers can include the assessment of the building fabric as part of their reporting mechanisms. The unit discusses different forms of assessment (such as observing new and old construction, defects, building plans, drawings, building finishes, M&E's and so on). Analyses will be used to improve the relationship between the valuer and the building itself.

Study-Unit Aims:

The objective of this study-unit is to familiarize students with various property types, inspection methods, construction faults, and encourage them to critically assess the overall state of a structure, including its constituent elements. Students will acquire knowledge and comprehension of both traditional and contemporary construction technologies. The examination of material and material science in relation to the future of construction will be conducted.

Learning Outcomes:

1. Knowledge & Understanding:

By the end of the study-unit the student will be able to:

- Carry out visual inspection of properties and recommend future studies;
- Explain the development of traditional building technology and structural design over time;
- Explain properties of different traditional local building materials (limestone, mortar, plaster);
- Demonstrate the ability to determine the overall condition of a building up for valuation;
- Demonstrate proficiency in comprehending building condition reports.

2. Skills:

By the end of the study-unit the student will be able to:

- List the traditional materials, tools and methods used in local building construction;
- Recognise new and old forms of construction;
- List building defects, damages;
- Read and discuss reports about the quality and condition of the property to be valued.
