Abstract: | In the wake of ever increasing property prices it is only natural that one should ask as to what the future holds for this sector of the economy. Property in Malta has manifested sharp increase in prices since the early 1980's and the real estate market has established itself as one of the most prominent segments in the country's economy. This dissertation attempts to identify and analyse the various factors which have led to the changes in the price and consequently to the value of real estate in Malta, focusing on the locality of St Paul's Bay. The analysis carried out involves the collection of data, its organisation and consequently the interpretation of the resulting graphical information relative to property in St Paul's Bay placed on the market during the last 26 years: 1981 - 2006. These graphs are accompanied with a personal interpretation as to the contributing social, physical and economic factors and are based on both a locality and sub locality basis. Through this, a detailed and thorough study of the St Paul's Bay local market could be carried out. |
